Comian Investment Group (CIG) offers a family of real estate tax lien funds and various real estate related investment products to individual investors, foundations, corporations, trusts and tax-advantaged entities such as Self Directed IRAs. CIG was founded in response to direct demands from Self-Directed IRA account holders needing a professional portfolio management process to invest in the complex tax lien and private mortgage arenas.

CIG is controlled by Katherine Dougherty. Ms. Dougherty was previously a Portfolio Manager and Associate Director with Evergreen Investments, a division of Wachovia Bank. Along with her decade of extensive trading and investment management experience, Katherine brings more than 10 years of specific experience with tax liens, private mortgage origination and servicing, real estate investing and brokerage. CIG handles all the expenses associated with the marketing, servicing, physical office expenses and supplies used to manage the funds. In exchange, CIG is paid small management fee based on the funds market value.

Comian X2 Tax Lien Fund, LLC is a close-ended $2.5 Million private placement fund investing in first priority tax liens through out the United States. The Fund is appealing to investors demanding the safety and security of their principal while seeking targeted net double-digit returns, diversification and low management fees. The fund will acquire first priority tax lien certificates from various county auctions only after appropriate due diligence is performed. The acquisitions will occur based on investment yield, value of properties, asset performance in the region and current or anticipated end-use of properties. Given the turmoil in the real estate market we believe a larger percentage of tax liens will convert to real property ownership. Any asset that converts to real property ownership of the Comian X2 Tax Lien Fund, LLC shall be divided among the investors of the Fund allowing for the possibility of limitless returns!

*Most tax liens are redeeemed during the statutory redemption period. In a small percentage of instances the Investor may need to
take title to the property and sell it to recover the investment.

County governments issue tax lien certificates when a taxpayer becomes delinquent in making tax payments. The purchaser of the lien essentially steps in and pays the taxes so the county can continue funding to various programs. In exchange the county places a first priority lien on the property and interest accrues to the lien holder. If the property owner pays the taxes or if the property is sold, the lien is redeemed and the lien holder receives their principal and interest payment. If, after the required redemption period, the lien has not been redeemed the lien holder can apply for a tax deed or tax sale to try to obtain title to the property.
